Selling land to a developer, without the guesswork
If you own acreage in Florida, you've probably had the postcards, the calls, maybe a contract slid in front of you. Here's the honest version of how development land actually gets valued and sold — and what we do at each step.
How we work
- Tell us about the parcel. The assessment or a phone call — county, acreage, situation.
- We do the desk work. Land use, utilities, comparables, entitlement context. Within five business days you get a written opinion of value — yours to keep regardless of what you do next.
- You choose the path. A direct offer from us, a listing, an option or assemblage structure, or simply better information than you had. No pressure at any step — land decisions are generational, and we act like it.
What makes us different
We develop and entitle land ourselves, so our number comes from underwriting, not from what we hope to flip your contract for. And because we're a licensed brokerage, every path — sale, listing, referral — is on the table, and we're accountable to a regulator for how we handle all of them.
Frequently asked questions
How do you decide whether to buy my land or list it?
We underwrite everything first as a purchase against our published buy box. If it doesn't fit, we'll tell you why and propose the listing or referral path — with the same written valuation either way.
Do I pay anything for the desktop opinion of value?
No. It's free, and it's yours whether or not you ever work with us.
Will you pressure me to sign an option or contract?
No. We'll give you a written offer or recommendation and the reasoning behind it. Take it to your attorney — we'd prefer you did.
What if my land is owned by an estate or family trust?
Common, and we're set up for it — including coordinating with probate attorneys and multiple heirs. Start the conversation whenever you're ready; the valuation work can happen in parallel.
What counties do you cover?
All of Florida for valuations and referrals; our acquisition focus is the Central and Northeast Florida growth corridors — see the buy box.
I received an offer from another company. Will you review it?
Yes — that's one of the most common calls we get. Free second opinions on offers are part of the DevelopmentReady assessment.
